We have a specialist team in place to support you once you have purchased your property from us.

Repairs services and responsibilities

Gallions Housing Association is responsible for the repairs and maintenance of the structure and common parts of your building and we are entitled to recover these costs of the works through your service charges.

We are responsible for the repairs and maintenance of the main structure of your building, which includes the foundations, roof, external walls, communal doors, communal window frames and glass. Dependant upon your lease, Gallions Housing Association may also be responsible for the window frames within your property, therefore we may include your property in maintenance programmes and the cost of these works will be recharged to you.

It also includes communal areas such as communal lighting, door entry system, lifts, stairs, chutes, and pathways. We also are responsible for repainting of the exterior of the building and the common parts.

What are my repairing obligations?

You have the right to redecorate the internal parts of your property and replace fittings such as bathroom and kitchens. According to the terms of your lease you are responsible for keeping in good order internal walls doors, service pipes, cables, wires, domestic heating systems, baths, sink toilets and all other such fittings in your property.

Do I have to provide Gallions Housing Association right of entry into my property?

Yes. According to the terms of your lease you have to permit any Gallions Housing Association employee, which includes our contractors, to inspect, investigate, maintain and repair a fault if it is our responsibility to do so. In such a circumstance we will give you reasonable notice, although this may not be possible in cases of an emergency.

How do I report a fault?

Can you recommend any repairing contractors to carry out repairs for us?

Yes, following a request by members of Leasehold forum, we are pleased to introduce Axis Europe Plc who are our partnering contractors for reactive repairs and are therefore familiar with the unique construction and layout of our properties and buildings.

Please note that should you choose to accept the quote provided to you by Axis, your contract for the works will be with Axis and not Gallions Housing Association. All payment arrangements and enquiries regarding the works must be directed to Axis and should you have a complaint regarding the service you receive please contact Tim Hayes on 020 7564 2100.

We understand that our leasehold customers have different needs and issues to our tenants so we have developed distinct ways of communicating and with leaseholders.

Selling your property

If you are selling your property it is very important that you inform Gallions Housing Association by giving us details of a solicitor instructed by you or via direct contact from the solicitor acting for you in the sale. We can then carry out the Change of Ownership procedure in order that on completion of the sale our records are updated with the name of the new owner.

Right to Buy and Resale Owners

A Welcome Letter is sent on completion of a sale to Leaseholders providing details of building service charges, ground rent and insurance, together with various methods of payment available. This letter also provides general information like garage rental details and leaseholder meeting dates.

A Welcome Letter is also sent on completion of a sale to Freeholders providing general information regarding their responsibilities.

Gallions Housing Association decided to cease rendering Estate Service charges as from 1 April 2001 to both Freeholders and Leaseholders but you should be aware that at any future review these charges could be reinstated.
